Buying your New Home

The buying process is a relatively simple and easy process.

  • Decide on a property you wish to buy. Make an offer and we will negotiate with the owner on your behalf to ensure the best deal is reached.
  • To reserve a property you need to make a reservation deposit (usually 5.000 euros) to the agent or lawyer which will be held in a bonded clients account. At this point a reservation contract will be signed by the owner and buyer with agreed dates.
  • Appoint a lawyer to make the legal searches and checks on the property. Once this process is completed the full private contract is signed by both parties and the transfer of ownership date is agreed.
  • The balance of the payment will be paid at the notary by a Bankers Draft, the deeds signed and keys handed over. The Notary will pass the details of the new Title Deed to the Land registry who will record the details of the new owner.


The Transfer Tax (I.T.P) is at present 10% of the purchase price on a resale property. Notary, Land Registry Fees and lawyers fees approximately 2.5% of the selling price.


If you require a mortgage we recommend you find out first if you are eligible and the amount you can borrow. If you buy a property with a mortgage there are additional costs. The bank will advise you. We can assist you to ensure you get the best mortgage rate and deal available.


When buying a property or an item such as a car all foreigners must have an NIE number (Spanish identification number). This must be obtained before the notary. We can arrange this for you.


When buying a property it is advisable to have a Spanish Bank account. You will require a passport, current utility bill with the person?s name and address on it. All utility bills are paid by direct debit.

Utilities ie. Water, gas, electric will be changed into the new owners name, direct debits set up and you will receive the new contracts.
